Continuum Guided Mortgage Overview :



This is the Guided Mortgage screen in Continuum.

While mostly self explanatory, it should be pointed out the payment amount (while required) is only used for calculate overhead on the loan.  Given the Origination Amount, Loan Duration, and Interest APR, continuum can calculate each months base payment and how much of that payment is interests and how much is principle.  Usually, however, banks embed fees such as escrow property taxes, morgage insurance, etc.  So we need to ask the payment amount to accurately debit the feeder fund.

If you make payments greater than what is due, you need to set up a separate actor (advanced edit actor screen) to denote these purely principle payments.  When you do so, do not check the 'is loan payment' checkbox so that the full amount is applied to principle.
